Can I make changes to the floor plan?
• Yes, we have an architect on board that can sit with you to custom design the floor plan and building exterior.

 

May I have a walk-out basement?
• On certain lots the topography can be manipulated to allow for walk outs.

 

May I finish my basement?
• Yes. There is an upcharge for the builder to finish the basement, no charge if buyer finishes basement.

 

What I am able to do with my own backyard?
• Please see written "Declaration of Covenants". All changes must be approved by the building committee of Prospect Hills (the developer is the building committee until the project is 50% sold out).

 

May I have gardens?
• Yes, with approval of design.

 

May I build a fence?
• Yes, with approval of design.

 

Who makes community decisions?

• Until the project is 50% completed, the developer has the majority rule. After 50% occupied, the development will elect a building committee.

 

What is included in the yearly fee?
• Snow plowing of driveway and shoveling of entry walk
• Spring street cleaning
• Mowing of grass, maintenance of project landscaping
• Fall leaf pick up
• Trash pick up
• Townhomes - monthly maintenance fees also include building insurance

 

How quickly can I be in my new house?
• 90 days from submission of final order form.

 

Is there a warranty?

• Yes, a standard 12 month contractor warranty is included for all items. Some of the building materials (roofs, windows, doors, appliances, etc) come with manufacturer warranties as well.

 

Do you have information on the house manufacturer?

• RCM Modulaire is one of the largest companies in Canada who manufactures homes. After review of many companies, we chose RCM due to the quality control of construction, attention to detail, level of energy efficient materials and commitment to customer service.

 

Has the builder done other local projects?
• Carl Moulton Sr. and Jr. developed the original Hillcrest Acres neighborhood (neighborhood to the East of Prospect Hills to the La Plant Road). Moulton Construction has been around since the 1950s and is a third generation company that has worked on many local projects in NH and VT. Moulton Concrete was started in 2006. Our family grew up in this neighborhood and have respect for and strong ties to this land.

 

What is the total number of units in Phase 1 and Phase 2?
• Phase 1: 28 single family homes, 26 townhomes
• Phase 2: 42 single family homes, 74 townhomes

 

Will there be nature trails or a community center?

• Nature trails already exist on the property and surrounding property owners have a network of trails that can be used with permission.
Currently there is no planned community center. The residents can petition the building committee/developer to build one.

 

What is the distance (in feet) between houses?
• On average about 40-50 feet. It depends on final layout of house, number of garage doors, etc.

 

How much money do I need to put down?
• Step one - put $1000 refundable deposit
• Step two - meet with developer and real estate broker to pick out model and general options and sign purchase and sale agreement.
• Step three - if agree to go forward, $1000 deposit becomes non-refundable and buyer gets 10 hours with architect to modify plans and order finishes.

 

May I make changes to the floor plan?
• YES!

 

May I make changes during construction?
• Yes, however, there may be extra charges depending on the changes.

 

Will there be construction for years?
• It's difficult to tell when the community will be fully built. The developer will work with neighbors to minimize construction interruptions. All foundations have been blasted for, so there will be no blasting on the Phase 1 site.

 

What are the weekday work hours?
• Workday hours are typically from 7am - 3:30pm weekdays, some Saturdays from 8-12.

 

Can you buy just a lot and not build a house?
• Buyer can do deposit for lot only with a limit for 30 days ($1000 refundable deposit).
• The 31st day, the deposit becomes non refundable and must close on land within 30 days.
• House construction must be started within 1 year from date of closing on land.
• If you put a deposit on the land and want to design house, you must put down another $1000 non refundable deposit for architect.
